My wife and I were extremely impressed with this new Living Choice Over 50’s Community development and the quality of home designs. We recently moved into our beautiful new 3 bedroom home and that this new home has exceeded our expectations in quality and presentation. Sandra Bourke provided fantastic service and regular updates necessary to provide confidence we have made the right decision.

We have had very good and friendly support from the sales team… David and Sandra .. always approachable and informative. We have found the house designs were much to our liking. The concept of the lifestyle village is very appealing -however we do wish the extended time of waiting to move in was more progressive and maybe there could be some form of compensation towards this eg something towards the land lease.

I've been living in Palm Lake Resort Bargara for 8 years. It is a Land lease contract and I have read all the contracts for Living Choice Land Lease Mt. Barker and satisfied that all bases are covered for both parties. I'm glad Adelaide finally has a land lease over 50s village as I'd never sign for a leasehold where you own nothing but a permit to occupy. The house is owned and land is leased and if on a pension also can attract Centrelink rental assistance. 100% of capital gain when selling is for the vendor selling it. I'm looking forward to moving closer to my family ( but not the weather) and living in the same concept as where I live now. Initially it will still be a construction site as has happened here with extensions. The lifestyle and owning your own home where you can create your own interior changes if you want. More landlease villages are being built all along the east coast and selling like hotcakes. Once a residents committee is formed it can on behalf of all residents speak to management about any issues of concern.

Buyer Beware and be sure to obtain specialist legal advice particularly in regard to any site agreement that is heavily weighted in the park owners favour.The law and the agreement provides protection for the current lease but what happens when it is time to sell.A future lease offered by the park owner for a lower term could have a major impact on the ability to sell or the price achieved.In the meantime site fees will still accrue.Speaking of site fees what are the possibilities of very significant increases when a market review takes place.The current site fee of over $400 per fortnight on a largely underdeveloped site could really escalate when all the infrastructure is in place.It is always important to remember that buildings depreciate and land appreciates and the site fee does not cover things like home insurance or maintenance of the house and rear garden.Given all that uncertainty and financial risk land lease is not a living choice I would make.
